Recording Require

The Recording requirements followed by the San Juan County Recorder are as set by the Utah Legislature, Specifically by Title 57 of the Utah State Code. All Documents submitted for recording to the County recorder shall be original documents, with original signatures and notary seals. Certified copies Issued by another Recorder’s office or Government Entity may also be recorded. All submitted documents must be of good quality and of sufficient legibility to allow acceptable copies to be made. (UT CODE 57-3-104 & 57-3-106)

Altering or adding to a Certified copy in any way invalidates the certification and renders the copy ineligible for recording. All documents must be signed by all executing parties and signatures must be properly notarized All grantors names must be affixed exactly as the title is held. This Information is available from the recorder’s office. All documents must contain a tax serial number and complete legal description of all properties covered unless specifically exempted by law. This Information is available from the recorder’s office. The legal description from the county tax notice in not a complete description and should not be used. (UT CODE 57-3-105)

All Documents conveying title must contain the correct mailing address of the grantee. (UT CODE 57-3-105)

All submitted documents must be accompanied by the correct fee. (See Fees section) Documents submitted should be of standard letter or legal size, except subdivision plats. See subdivision plat requirements section for details on plat standards Liens must contain a current phone number and address for the party placing the lien. (HB 230, PASSED 5-3-99)

All documents submitted for re-recording for any reason must be re-signed by all original signers and said signatures must be re-acknowledged with a new notary block. The document must also contain a brief statement giving the reason for the re-recording. A recording fee will be charged. (UT CODE 57-3-106 (3a))

Recording block

This must appear in the upper right corner on the first page of each document recorded. Spaces must be large enough for recording information. A suggested size is 2 1/2″ by 4″.

Commission Meetings
Every 1st and 3rd Tuesdays
of the month, in the Commission Room of the San Juan County Courthouse, Monticello, Utah.  Work meetings begin at 9:00 AM and Commission meeting begins at 10:00 AM.
