The existing heating system in the San Juan County Administration Building is far beyond it’s expected service life and requires upgrade. The building is heated by a steam boiler, originally coal fired but converted to natural gas.

Some portions of the building have been converted to or supplemented by packaged roof top units and mini-split heat pumps. At some point, the east end of the building was converted from steam heat to a hot water loop. The water is heated by a heat exchanger in the boiler room, fed with steam from the boiler.

The existing control system is a combination of pneumatic thermostats and valves, and local controls.

The domestic hot and cold-water piping is largely original to the building and is significantly affecting water quality within the building. It is also in danger of leaking and rupture. Domestic hot water is heated by a residential type 40 gas fired water heater located in the boiler room. There is no domestic hot water recirculating loop.

The Request for Proposal is available on the County's Website at www.sanjuancounty.org/rfps. The solicitation for the Request for Proposal due date is May 17, 2024, at 5:00 pm.
