Minimum requirements for subdivision plats submitted for recording to the San Juan County Recorder's Office

Due to the increase of new engineers and surveyors now working within San Juan County as well as the differing capabilities of the many computerized drafting and plotting programs now available, we at the San County Recorder’s office have felt the need to clarify the minimum standards that we require for subdivision plats submitted for recording. They include the following:

Material

Reproducible Mylar (No sepia , vellum or similar material) Finished size must be 24″x 36″, minimum of 3m. All ink is black, permanent type ink.

Title

The name and location of the subdivision must be centered at the top of each page. Location should include all that apply; Section, township and range, Townsite lot and block, Any portion of previously recorded subdivisions that are being included in the plat, City and County. If plat is multi-paged, page number should be in this area also.

Clarity

Plat must be cleanly, clearly and legibly reproducible. Image should be dark and crisp.

General Plat Information

All plats should contain a tie to a San Juan County section monument established by the county surveyor, drawn on the plat as well as included in the written legal description. Secondary ties to townsite corners or established subdivisions are optional. Drawing scales should be one of the scales shown on a standard engineers scale (ruler) i.e. 10, 20,30,40,50, 60, 100, 200, 300, 400, 500, 600 scale. Unless the design is very simple, the largest scale that will fit on the plat is usually better for reproduction purposes. Where streets intersect the subdivision border, the dimensions necessary to locate the centerline of the street along the border must show. Curve data, whether in table or on the plat should include: Delta, Radius, Arc length, Chord bearing and Chord Length. Information on all easements shown should be included (width, types, ties, etc)

Lot Information

Lot boundaries should mathematically close within a reasonable tolerance. All parcels should include the lot, block numbers and acreage and are required to have street names, centerline dimensions and right-of-way widths.

Ownership Information

Space must be provided for all vested owners to sign the plat. Name of the signatory should be printed legibly next to or below the signature exactly as title is held including trust name if property is held in trust ,or title of the signatory if property is held by corporation, company or other entity.
